In some of the most crowded areas of the country, home prices and rents are very high, but America's home-builders are busy making sure the American dream is still available. Developers are putting new homes where there's both the will and the space to do so. Buying a brand new home may be more affordable than you think. Here's a look at new builds now available.

Home ownership is central to the American Dream, but of late there has been a housing shortage in America.  Market conditions in many heavily populated areas have meant soaring home prices and high rents. However, remote and partial-remote working options have made areas which were once too far from job centers more open to consideration. Weekday commutes have also become more palatable on Mondays and Fridays, when many remote workers often stay at home, exacerbating traffic for the rest of us. Furthermore, so-called “Red States” have paved the way for new housing, with Texas leading the charge for the highest number of new housing stock coming to market. Without further ado, here’s a look at a number of developments under way or for sale right now across the United States.

South Carolina: Lennar

Outside of famous Myrtle Beach, South Carolina, Lennar offers a host of affordable single-family communities. Currently, 3-bedroom models start from $210,600; larger five bedroom units still come in under $300k. Lennar also has promotions to help cover closing costs as well. These 3 bedroom, single-family homes offer open kitchen concept, breakfast area, and family room in a single-story layout. A master bedroom with bath has a large walk-in closet, and a laundry room abuts the garage and kitchen. Included is a multi-cycle dishwasher, granite countertops, LED energy efficient lights, long toilets with soft closing lids, chrome faucets, 5 foot walk in shower, vinyl plank flooring, 9 foot ceilings, 3.25 inch baseboards in every room, high-density carpet pad in bedrooms and living room, internet data outlets wired, and professional landscaping with irrigation. 3-tab shingles should last the roof 25 years, and the house sits on a monolithic slab. Loris, South Carolina, 40 minutes out of Myrtle Beach, features numerous businesses and amenities from brands you’ll recognize such as Dollar General, Wendy’s, Subway, Food Lion and others. Phoenix: Toll Brothers

Toll Brothers bill themselves as America’s luxury homebuilder. Roughly 35 miles as the crow flies outside of downtown Phoenix is the Preserve at San Tan luxury single-family home community. Units start at $442,995, putting it on the higher end for new home prices, but you get a lot for your money. Surrounded by views of the beautiful San Tan mountain range, the community features an amphitheater, pickleball court, dog park, community grilling area, horse trails, fire pit, playgrounds, and walking and biking trails. Move-in ready homes include a host of amenities, with 3 beds / two baths, 2 car garage, single story layout, KitchenAid stainless appliances, 3 inch crown molding, 42 inch cabinets, walk-in pantry, upgraded countertops, tankless hot water heater, soft water loop, upgraded insulation, dual sink vanity in the master bath, and a walk-in closet. Toll Brothers also has their own mortgage company, right now offering 5.49% 30 year fixed on quick move-ins. More affordable Arizona options include Goodyear’s Beacon in Estrella from Toll Brothers, starting at $407,995, as well as KB Home’s Casa Grande options from $280,990.

Nashville: Pulte Homes

25 miles north of downtown Nashville is the Copes Crossing development from Pulte Homes. Home to country music, hot fried chicken, and family-friendly comedian Nate Bargatze, Nashville is a burgeoning economic juggernaut. Businesses such as Nissan USA and Bridgestone Americas are headquartered here, and the prestigious Vanderbilt University has been there since 1873. Copes Crossing Classic Series models start at $377,490 for 2,052 square feet with 3 bedrooms (4th is optional) and 2.5 bathrooms. The two-floor design has granite countertops, stainless steel appliances, and the master-bedroom located on the second floor. Right now Pulte Homes is offering special financing options as well. Pulte also offers the more affordable Adams Preserve in Fairview from $339,990. Competing Builder Celebration Homes offers Sycamore Grove in Murfreesboro starting in the $400’s, and David Weekley offers Nexus in Gallatin from $388,000.

Houston: KB Home

Located just outside metro Houston, KB Home’s Mustang Ridge puts a variety of floorplans well within reach. Small two bedroom single-family floorplans start at $189,995 with 1,234 square feet, two baths, and two car garage, while 1,234 sq ft three bedrooms start at $194,995. More spacious 1,631 square foot plans start at $218,995, and 2,526 sq ft plans start at $286,995. The community features a park and playground, is near major highway 249 for commuting purposes, and nearby Unity Park offers the outdoors. The Market Street Mall in nearby The Woodlands, Texas features stores from Gucci, J. Crew, Lululemon, Saint Laurent, and Crumbl Cookies. If you like golf, the High Meadow Ranch Golf Club has three 6 hole loops and is open to the public. Other cities in Texas also offer affordable options. KB Home options in other Texas locations include Southton Cove in Elmendorf from $179,995, The Granary in San Antonio from $189,995, and Medina Crossing in Von Ormy from $195,995. Lennar’s Tillage Farms East offers single story, single-family units in Princeton Texas starting at $228,999 with just under 1,600 square feet in three bedroom layouts. A scant 35 miles out of Dallas, move-in ready units have open layouts, and a master bedroom with private bath and walk-in closet.

Los Angeles: DR Horton

DR Horton has a host of communities located in the desert areas just outside of Los Angeles. Putting residents within commuting distance off the 15-freeway to the nation’s second largest metro area, there are communities going up in Riverside, Perris, Moreno Valley, Hemet, and Adelanto. The Seneca Point community in Adelanto is outside Victorville, a major city in its own right with a population of roughly one quarter million. It is home to every urban amenity you could imagine from Costco to a mall and in-between. Models are priced from the $470’s with 1,775 square feet. There is no HOA and models come with stainless Whirlpool appliances, including gas range, dishwasher, and microwave with hood. Other developments outside of LA include KB Home options from $494k in Homeland, $505k in San Jacinto, $549k in Lake Elsinore, and $624k in Riverside.
